Why Do You Need An EICR?

Electrical safety forms are a vital part of building compliance and EICR – Electrical Installation Condition Reports – should be carried out periodically to ensure that a premises meets the outlined regulations and safety requirements. Not only does this keep your tenants, staff and employees safe, it allows potential electrical risks to be identified early.

What is an EICR?

This report investigates the fixed wiring in your property to assess the condition and quality of installation to ensure it is safe. The report should identify whether there is any damage or deterioration as well as defects with your wiring that can be potentially hazardous. As faulty or old wiring increases your risk of shocks or electrical fires, it is important to have an EICR carried out at least once every five years. This will include checks to cables, switches and sockets.

How Often Should EICR Be Conducted?

It is recommended that an EICR is carried out at a residential or business property at least every five years depending on the use of the building. The checks should be carried out at regular intervals by a skilled professional.

Electricity at Work Regulation 621.1

This regulation states: “where required, periodic inspection and testing of every electrical installation shall be carried out in accordance with regulations 621.2 to 621.5 in order to determine as far as reasonably practicable, whether the installation is in a satisfactory condition for continued service”.

Properties which are not new or have not had their wiring recently renewed will require periodic inspections. The assessment will include the testing and visual inspection of wiring, switches and sockets to complete the EICR. While the compliance with BS7671 is non-statutory, your compliance with the requirements of the Health and Safety at Work Act 1974 and Electricity at Work Regulations 1989 is statutory i.e. legally required.

A copy of your completed certificates must be kept by the landlord or business owner and the qualified electrician carrying out the check.
